Long Beach ADU Contractor: Build a Backyard Home That Pays You Back

Thinking about adding an ADU to your Long Beach property? You’re looking at one of the smartest moves a homeowner can make in 2026 — extra rental income, multigenerational living, or a value boost worth six figures when you eventually sell. But it only works if you build it right, with a contractor who actually knows Long Beach: the lot quirks in Belmont Shore, the historic overlays in California Heights, the coastal setbacks in Naples, and the permit rhythm at the LB Development Services counter.
At ADU West Coast (Beach Builders LLC), we’re a Long Beach–based design-and-build team. We’ve built ground-up ADUs, garage conversions, and above-garage units across the city. This guide walks you through what an ADU actually costs in Long Beach in 2026, how long it takes, the neighborhoods we know best, and exactly how the process works from your first call to keys-in-hand.

Why Long Beach Is A Sweet Spot For ADU’s

Long Beach has three things working in homeowners’ favor right now:strong rental demand, relatively friendly ADU rules compared to neighboring cities, and property values that reward every square foot you add. A well-built 2-bedroom ADU in Bixby Knolls or Belmont Heights routinely rents for $2,800–$3,800/month. A studio above a garage in Naples can pull $2,200+. And the equity bump on resale typically covers the entire build cost, sometimes more.

The catch: Long Beach is also one of the more nuanced cities to permit in. Historic district overlays, coastal commission boundaries on the peninsula, narrow lots in Rose Park, and alley-access garages in Wrigley all add wrinkles that a generic contractor will miss. That’s where local experience matters.

Long Beach ADU Pricing – What It Actually Costs in 2026

Forget the old “$300 per square foot” rule of thumb you’ll see on national contractor sites. ADU pricing doesn’t scale linearly — smaller units cost more per square foot because plumbing, electrical, and permit fees don’t shrink with the floor plan. Here’s our current scope-based pricing, straight from our master reference:

Project Type Square Footage Investment Range
Garage ConversionVaries (existing footprint)$165K – $200K+
Ground-up 1 Bedroom400 – 600 sqft$200K – $250K+
Ground-up 2 Bedroom625 – 900 sqft$255K – $320K+
Ground-up 3 Bedroom1,000 – 1,200 sqft$325K – $400K+
Above Existing GarageVaries$250K – $300K+
2nd Story ADUVariesAdd 30%+ (engineering dependent)

These are turnkey, all-in ranges — design, permits, construction, finishes, and trades. The “+” matters: high-end finishes, second stories, hillside lots, or unusual utility runs push you into the upper half. Your actual number comes after the site inspection.

The Long Beach ADU Timeline:
13–16+ Months

Most homeowners think an ADU is a “few months” project. It isn’t. The honest answer for any quality build in Long Beach — design through certificate of occupancy — is 13 to 16+ months. Pure construction runs about 140 working days. The rest is design, plan check, and permitting.

Here’s the rough breakdown:

1. Months 1–3 — Design & Plans. Site inspection, architectural design, structural engineering, Title 24, MEP. We use Ideal Designs as our design partner.

2. Months 3–6 — City Submittal & Plan Check. Long Beach Development Services review, corrections, resubmittal. This is where local relationships save weeks.

3. Months 6–7 — Permit Pull & Pre-Construction. Final selections, sub scheduling, material ordering.

4. Months 7–13+ — Construction.
Underground, framing, MEP rough-in, drywall, cabinets, finishes, electrical release, final.

5. Month 13–16+ — Final Inspections & Certificate of Occupancy.
Keys in hand.

Long Beach Neighborhoods We Build In

Every neighborhood in Long Beach has its own ADU personality. Here are the ones where we do the most work and what makes each one different:

Modern kitchen — stock image

Belmont Shore & Belmont Heights

Walkable to 2nd Street and the beach, which means rental demand is brutal in the best way. Lots are narrow but deep, so detached ADUs in the rear yard or above-garage builds are the typical play. Watch for the Coastal Commission line on the peninsula — it changes what you can build.

Typical build: 1BR–2BR detached ground-up or above-garage

Waterfront neighborhood — stock image

Naples Island

Canal frontage, premium property values, and some of the highest rental rates in the city. Lots are tight and coastal setbacks are strict, so we typically focus on garage conversions and above-garage builds here. Resale impact is huge — a properly built ADU on Naples can lift property value by $300K+.

Typical build: Garage conversion or above-garage 1BR

Craftsman-style home — stock image

Bixby Knolls

Bigger lots, family-oriented, strong long-term rental market. This is where 2BR and 3BR ground-up ADUs make the most financial sense — the lots can accommodate them, and the tenant pool wants real homes, not studios. Solid school district demand keeps rents climbing.

Typical build: 2BR or 3BR ground-up detached

Suburban single-family home — stock image

Los Altos

Generous lot sizes and existing detached garages make this one of the easiest neighborhoods to permit. We see a lot of garage conversions and ground-up 2BRs here — strong ROI, smoother permitting, and a deep tenant pool from Cal State Long Beach and the medical corridor.

Typical build: Garage conversion or 2BR ground-up

California Heights & Wrigley

Historic district overlays mean design has to respect period-appropriate massing, rooflines, and materials. We’ve done craftsman-style ADUs in Cal Heights that fit the neighborhood character — and it pays off in resale. Wrigley lots are smaller but ADU-friendly with alley access.

Typical build: Craftsman-style 1BR or 2BR detached

Rose Park & Alamitos Beach

Walkable to downtown and the Pine Avenue dining scene. Narrow lots make creative design essential — we’ve done a lot of garage conversions and stacked above-garage units that maximize buildable area without losing yard space.

Typical build: Garage conversion or above-garage 1BR

How The Process Works – From First Call To Keys

Here’s exactly what happens when you decide to build with us:

1. Qualification call. 15–20 minutes with our intake team. We confirm your lot is buildable, talk scope, and answer your pricing questions honestly.

2. $300 site inspection. We come to your property in person. Tape measure, utility check, setbacks, the full read. You walk away with a real understanding of what your lot can support

3. Proposal. Within a few days you get a detailed proposal — scope, pricing, payment milestones, timeline.

4. Contract & $1,000 deposit.
Locks in your project and kicks off design.

5. Design phase with Ideal Designs.
$1,000 at plans signing, $3,000 when plans are delivered.

6. City submittal & plan check.
We handle Long Beach Development Services from start to finish.

7. Construction begins.
Payment milestones tied to real progress: 10% submit, 15% permit, 20% underground, 15% framing, 15% drywall, 15% cabinets, 5% electrical release, 5% final.

8. Certificate of Occupancy.
 You’re in.

Why payment milestones matter.  You only pay for work that’s been completed and inspected. No giant upfront draws, no “trust me” payments. Every dollar maps to a milestone you can see.

What The $300 Site Inspection Includes

This isn’t a sales walkthrough — it’s a real preliminary assessment of your property. You walk away with a written report and a preliminary plot map so you can make an informed decision before committing to design or construction.

What You Get:

Preliminary plot map with property dimensions, setbacks, area calculations, and proposed ADU placement

Site inspection report documenting the property’s current conditions (exterior, utilities, access)

Utility locations — water meter, gas meter, electrical panel, sewer connection point
Photo documentation of all four sides of the existing structure plus key access points
Zoning analysis — coverage, lot size, ADU size eligibility, setback requirements, parking rules
Feasibility summary — whether your scope is buildable and what factors might affect cost

Sample Deliverables

Every site inspection produces a written report (typically 15+ pages, photo-documented) plus a preliminary plot map showing your property’s dimensions, setbacks, area calculations, and proposed ADU placement. Both deliverables are emailed to you within a few days of the in-person visit so you have everything in writing before any commitment.

Why $300? A real in-person inspection takes time, expertise, and a deliverable you can act on. We don’t offer free walkthroughs because a free walkthrough isn’t worth what it costs you in misinformation. The $300 buys you a written assessment you’ll reference through the entire project — and most clients credit it back when they move forward into design.
